Reality Capture
Point cloud and laser scan data, including Matterport captures, converted into accurate, coordinated as-built BIM models for renovation, addition and existing-conditions work.
4D / 5D
Construction sequencing tied to schedule (4D) and quantity takeoff tied to cost (5D), giving GCs and owners a model that plans time and budget alongside geometry.
Documentation
Fabrication-ready shop drawings and construction documentation extracted directly from the coordinated model, keeping field drawings and the model in agreement.
Conversion
Legacy 2D CAD drawing sets rebuilt as intelligent 3D BIM models, so older projects get the coordination and data benefits of BIM without starting design from zero.

This is the step that separates a BIM model from a set of pretty drawings. We run federated clash detection across architectural, structural and MEP models and log every conflict until it's resolved. Sample entries below.

Loudoun and Fairfax counties host the largest concentration of data centers on earth, with Northern Virginia's market reaching roughly 20.3 GW of capacity in 2026 and routing an estimated 70% of global internet traffic. That density means fast-track schedules, tight power and cooling tolerances, and zero room for a duct clash discovered on-site. Our BIM coordination process is built around exactly that pressure.

Every model we deliver is built with an eye toward the code your local building department will actually enforce, not a generic national standard.
The 2021 Virginia Uniform Statewide Building Code (USBC), based on the 2021 I-codes and the 2020 National Electrical Code, has been the mandatory statewide standard since January 18, 2025. A 2024 code development cycle began in 2025 with a public comment window that closed in October 2025, but it had not taken effect as of this writing, so the 2021 USBC remains the code every Virginia jurisdiction is enforcing. We recommend confirming current status with your local Authority Having Jurisdiction (AHJ) before final submittal, since amendments and effective dates can shift.

2021 Virginia USBC becomes effective; localities begin a one-year overlap period where the 2018 or 2021 code could be used.
Jan 2025
Overlap period ends. The 2021 USBC becomes mandatory for all new permits statewide.
2025–26
2024 USBC development cycle opens for code-change proposals; not yet adopted or effective.
Data center, healthcare and multifamily projects layer in additional NFPA, energy code (2021 IECC-based) and local jurisdiction amendments. Our models track these requirements discipline by discipline.
Structural load paths, means-of-egress geometry, fire-rated assemblies and MEP capacity are all modeled against current USBC requirements, so the coordinated model your permit reviewer sees matches the code they're reviewing against, not an outdated edition.
For Northern Virginia data center work specifically, we also account for the local jurisdictional review layers. Loudoun and Fairfax counties both apply additional site, fire-life-safety and power-infrastructure review beyond the base USBC.

Level of Development (LOD) defines how much geometric and data reliability a model element carries at a given phase. We scope this against your BIM Execution Plan (BEP) before modeling starts.
