CL-01 · What We Deliver

BIM services for every discipline, on one federated model

Whether you need a single discipline modeled or a fully coordinated architectural-structural-MEP deliverable, our Virginia BIM team works inside your existing workflow, your BEP, and your LOD requirements.

Architectural

Architectural BIM Services Virginia

Full architectural BIM modeling in Revit: floor plans, elevations, sections, wall and door/window families, finishes and construction documentation built to LOD 300-400.

Structural

Structural BIM Services Virginia

Structural steel, concrete and foundation modeling with connection detailing and rebar, coordinated against architectural and MEP for clean structural steel BIM modeling and detailing packages.

MEP

MEP BIM Services Virginia

Mechanical, electrical, plumbing and HVAC BIM modeling with duct, conduit and pipe routing sized for real fabrication, the discipline most responsible for catching clashes before they hit the field.

Revit

Revit BIM Modeling Virginia

Native Revit modeling and Revit family creation, from custom parametric families to full model authoring, for firms standardized on Autodesk's platform.

Coordination

BIM Coordination & Clash Detection Virginia

Multidisciplinary model coordination in Navisworks, running architectural, structural and MEP clash detection with a tracked, resolvable clash report. See CL-02 below.

Reality Capture

Scan to BIM Virginia

Point cloud and laser scan data, including Matterport captures, converted into accurate, coordinated as-built BIM models for renovation, addition and existing-conditions work.

4D / 5D

4D & 5D BIM Virginia

Construction sequencing tied to schedule (4D) and quantity takeoff tied to cost (5D), giving GCs and owners a model that plans time and budget alongside geometry.

Conversion

CAD to BIM Conversion Virginia

Legacy 2D CAD drawing sets rebuilt as intelligent 3D BIM models, so older projects get the coordination and data benefits of BIM without starting design from zero.

CL-02 · The Differentiator

BIM coordination & clash detection, tracked like a real submittal log

This is the step that separates a BIM model from a set of pretty drawings. We run federated clash detection across architectural, structural and MEP models and log every conflict until it's resolved. Sample entries below.

Built for Data Center Alley

BIM for mission-critical & data center construction

Loudoun and Fairfax counties host the largest concentration of data centers on earth, with Northern Virginia's market reaching roughly 20.3 GW of capacity in 2026 and routing an estimated 70% of global internet traffic. That density means fast-track schedules, tight power and cooling tolerances, and zero room for a duct clash discovered on-site. Our BIM coordination process is built around exactly that pressure.

CL-03 · Compliance

Modeled to the Virginia Uniform Statewide Building Code

Every model we deliver is built with an eye toward the code your local building department will actually enforce, not a generic national standard.

2021 Virginia USBC, the current standard

The 2021 Virginia Uniform Statewide Building Code (USBC), based on the 2021 I-codes and the 2020 National Electrical Code, has been the mandatory statewide standard since January 18, 2025. A 2024 code development cycle began in 2025 with a public comment window that closed in October 2025, but it had not taken effect as of this writing, so the 2021 USBC remains the code every Virginia jurisdiction is enforcing. We recommend confirming current status with your local Authority Having Jurisdiction (AHJ) before final submittal, since amendments and effective dates can shift.

  1. Jan 2024

2021 Virginia USBC becomes effective; localities begin a one-year overlap period where the 2018 or 2021 code could be used.

  2. Jan 2025

Overlap period ends. The 2021 USBC becomes mandatory for all new permits statewide.

  3. 2025–26

2024 USBC development cycle opens for code-change proposals; not yet adopted or effective.

Data center, healthcare and multifamily projects layer in additional NFPA, energy code (2021 IECC-based) and local jurisdiction amendments. Our models track these requirements discipline by discipline.

What this means for your BIM model

Structural load paths, means-of-egress geometry, fire-rated assemblies and MEP capacity are all modeled against current USBC requirements, so the coordinated model your permit reviewer sees matches the code they're reviewing against, not an outdated edition.

For Northern Virginia data center work specifically, we also account for the local jurisdictional review layers. Loudoun and Fairfax counties both apply additional site, fire-life-safety and power-infrastructure review beyond the base USBC.

CL-05 · Level of Development

Modeled to the LOD your project phase needs

Level of Development (LOD) defines how much geometric and data reliability a model element carries at a given phase. We scope this against your BIM Execution Plan (BEP) before modeling starts.

LODWhat it meansTypical use
LOD 100Conceptual massing, no precise geometryEarly feasibility & massing studies
LOD 200Approximate quantity, size, shape, locationSchematic design
LOD 300Precise geometry, accurate location and orientationDesign development & construction documents
LOD 350LOD 300 plus interface with other building systemsMultidisciplinary coordination & clash detection
LOD 400Fabrication-ready geometry, assembly and detailingShop drawings & fabrication
LOD 500Verified as-built conditionFacility management & asset handover

CL-09 · Client Feedback

What Virginia project teams say

  • ★★★★★

Our MEP coordination went from a headache to a non-issue. The clash report they handed back was organized well enough that our field team actually used it.

    - General Contractor, Northern Virginia

  • ★★★★★

They scanned an existing building for us and delivered a BIM model that matched actual field conditions closer than our own record drawings did.

    - Architect, Richmond, VA

  • ★★★★★

Fast turnaround on structural steel BIM modeling for a fabrication deadline we thought we'd miss. Communication was clear the whole way through.

    - Structural Engineer, Hampton Roads
